What are the HOA fees and what do they cover?
The Greens is a sub-association within the gated community of Kissing Camels Estates. Therefore, all Greens homeowners pay dues to both Kissing Camels Property Owners Association and to The Greens POA. KCPOA covers security officers, gates and fencing, some common area landscaping, and maintenance of most roads within the community. The dues in The Greens are currently $1770 per quarter for homes and $531 for undeveloped lots. These dues cover almost all exterior maintenance, landscaping and insurance. The most current budget showed the following dues allocations:
Landscaping, irrigation and maintenance of the irrigation system – 48%
Insurance – 20% LOSS ASSESSMENT COVERAGE RECOMMENDED
Structure maintenance – 8%
Management, administration and legal fees – 10%
Snow removal – 4%
Reserves – 10%
Each year The Greens Board prepares a budget for the following year. During that preparation expenses are compared to the cost of maintaining similar sized homes in Kissing Camels. Because The Greens is able to negotiate for services as a group our costs are consistently lower than the fees for similar services for the same size homes outside The Greens. Also, at the annual meeting each year all homeowners are given an opportunity to inspect, question and approve (or disapprove) the budget.

What maintenance remains as a homeowner responsibility?
While the Association does cover most exterior maintenance, it is important to note that all maintenance is performed at such time and in such manner as the Association determines. [Covenants at section 9.1] Homeowners may choose to provide more maintenance or to modify landscaping. All these modifications do require input from neighbors and approval by The Greens Architectural Control Committee.
Maintenance that is not covered by the Association includes:
Private plantings, and improvements made by an owner [Covenants at section 9.1]
Pet enclosures [Pets and Pet Enclosures Resolution dated January 1, 2009]
External spiral staircases [Variance Request Resolution dated January 1, 2009 at section 3 b]
Glass doors and windows, external light fixtures (except lights on the garage controlled by photocells), operation of garage doors, internal home pest control, cleaning of stains or debris from driveways and patios. [Maintenance Obligation Limitation Resolution dated March 4, 2014]
FINALLY, PLEASE NOTE IT IS IMPOSSIBLE FOR HOMEOWNERS’ ASSOCIATIONS IN COLORADO TO GET WIND AND HAIL DAMAGE INSURANCE WITHOUT VERY HIGH DEDUCTIBLES. BECAUSE OF THIS WE URGE ALL GREENS HOMEOWNERS TO BE SURE THEIR PRIVATE CONDOMINIUM OR H0-6 INSURANCE INCLUDES LOSS ASSESSMENT COVERAGE.

Do you have committees at The Greens?
Yes, in addition to the Association’s Board there are several volunteer committees in The Greens. These currently include a landscape committee, an architectural control committee and a hospitality team. All these committees are made up entirely of volunteer residents in The Greens and all welcome volunteers. Anyone interested in joining a committee should simply contact a board member or the property manager.

What is the relationship between The Greens and the Kissing Camels Golf Club at Garden of the Gods Resort and Club?
The homes in The Greens are literally surrounded by the Kissing Camels Golf Club at Garden of the Gods Resort and Club. The Garden of the Gods Resort and Club includes a 27-hole golf course, dining rooms, a spa, health center and other facilities usually associated with a country club. Homeownership in The Greens does not include club membership. However, most residents in The Greens are club members.
