Homeowner expense in an HOA includes both the annual assessment (dues) and any special assessments. An analysis of the annual assessment in The Greens was performed in 2014, based on $5520 annually ($1380/ quarter). (*The current annual assessment is somewhat higher. This page will be updated when a new full year analysis is available.)
20% of the dues pay for insurance
37% pays for landscaping, mowing and plant maintenance
18% pays for irrigation watering
4% pays for snow removal
21% of the dues pays for a Reserve for Capital Improvements, as well as administrative and legal fees
According to Government statistics for 5000 square foot homes (about the average size of homes in the Greens) and with lawns of about 5000 square feet (smaller than the lawns in the Greens) an average homeowner in our zip code should expect to pay around $11,466 annually computed on the following breakdown:
$2400 per year for basic insurance
$1728 per year for mowing
$1800 per year for a gardener
$450 per year for external home maintenance
$288 for snow removal
$4800 for irrigation water
In 2014 the Greens finance committee compared our dues to the expenses incurred by owners of similar sized homes in our area and found that most owners of homes outside the Greens were paying more than three times as much for the same services that are included in The Greens at Kissing Camels HOA dues.
The Greens townhomes are generally newer than many other Kissing Camels Estates townhomes. The Greens HOA fees generally cover more capital expenses, such as the cost of replacing roofs, garage doors, and decks.
Home insurance at The Greens is the most all-inclusive among all HOA’s in Kissing Camels Estates. The Greens insurance covers interior finishes, such as walls, floors, carpeting, cabinets, light fixtures and more.
