What are the HOA fees and what do they cover?

Homeowner expense in an HOA includes both the annual assessment (dues) and any special assessments.  An analysis of the annual assessment in The Greens was performed in 2014, based on $5520 annually ($1380/ quarter).  (*The current annual assessment is somewhat higher.  This page will be updated when a new full year analysis is available.)

20% of the dues pay for insurance
37% pays for landscaping, mowing and plant maintenance
18% pays for irrigation watering
4% pays for snow removal
21% of the dues pays for a Reserve for Capital Improvements, as well as administrative and legal fees

According to Government statistics for 5000 square foot homes (about the average size of homes in the Greens) and with lawns of about 5000 square feet (smaller than the lawns in the Greens) an average homeowner in our zip code should expect to pay around $11,466 annually computed on the following breakdown:
$2400 per year for basic insurance
$1728 per year for mowing
$1800 per year for a gardener
$450 per year for external home maintenance
$288 for snow removal
$4800 for irrigation water

In 2014 the Greens finance committee compared our dues to the expenses incurred by owners of similar sized homes in our area and found that most owners of homes outside the Greens were paying more than three times as much for the same services that are included in The Greens at Kissing Camels HOA dues.

The Greens townhomes are generally newer than many other Kissing Camels Estates townhomes.  The Greens HOA fees generally cover more capital expenses, such as the cost of replacing roofs, garage doors, and decks.

Home insurance at The Greens is the most all-inclusive among all HOA’s in Kissing Camels Estates.  The Greens insurance covers interior finishes, such as walls, floors, carpeting, cabinets, light fixtures and more.

What amenities are available at The Greens at Kissing Camels?

The Garden of the Gods Club offers various membership levels with enumerated benefits based on fees and dues.  Residents of The Greens who are members of the club can enjoy access to a vast array of on-site recreational facilities, including the 27-hole championship Kissing Camels Golf Course; tennis on two outdoor and four state-of-the-art indoor courts; outdoor swimming pools; acclaimed dining offerings and a new model of holistic healthcare delivery at the brand new Spa and International Health & Wellness Center.  The International Health & Wellness Center is the newest enhancement.  It is located directly west of our main gatehouse.

Can you provide more information about golf cart usage at The Greens?

Most of the townhomes at The Greens have a golf cart garage built in, with a smaller door for easy access.  Since the entire community is gated with all private roads, private carts are a popular way to get around.  As a member with golf privileges, you may use your own cart on the course.  (Requires payment of an annual trail fee.)

What is the International Health & Wellness Spa?

Celebrating its grand opening June 2017, the International Health & Wellness Center and Spa at Colorado Springs’ luxury resort, Garden of the Gods Collection, establishes a new model in healthcare delivery for members and leisure travelers, executives and groups, with a focus on integrated and proactive care. Treatments at the Spa, which are directed by Rebecca Johnston, an award-winning esthetician and advanced lymphologist, dovetail with the bespoke programs developed at the IHWC, and are also offered à la carte. The Spa features nine treatment rooms, including a therapy room featuring an Austrian weightless environment bed; a salt inhalation room for halotherapy; an herbal sauna, and much more. Housed within a brand new 30,000 sq. ft. building, the IHWC is comprised of a 10,000 sq. ft. medical center, the 10,000 sq. ft. Spa, and an 11,000 sq. ft. event center for fitness and cooking demonstrations, didactic lectures and more.

Do you have committees and clubs at The Greens?

Yes, in The Greens at Kissing Camels Estates HOA, we have a Landscape Committee, Architectural Control Committee, and Finance Committee.  The HOA for Kissing Camels Estates, which includes all the homes and sub-associations in the Kissing Camels area, also has volunteer committees composed of home owners.  Regarding clubs:  In addition to the various membership levels available at the Garden of the Gods Club, there are some other great club organizations in Kissing Camels, such as the Kissing Camels Women’s Club.
